How long does it take to build a custom home in Los Angeles?
Plan on roughly twelve to twenty-four months total. Design and engineering typically take three to six months, city plan check another three to six depending on jurisdiction and complexity, and construction generally runs ten to sixteen months. Hillside lots and coastal or specific-plan areas add time.
Do you help evaluate a lot before I buy it?
Yes, and we strongly recommend it. Zoning, slope, soils conditions, utility access, and setback requirements determine what can actually be built and at what cost. A short feasibility review before purchase can save six figures and months of wasted design.
Can you build from plans I already have?
Absolutely. If you have an architect and permitted or permit-ready drawings, we'll price and build from them. If the plans still need engineering or Title 24, we can carry that through plan check for you.
How is a custom build priced?
Custom homes are priced from the actual drawings and specification, not a per-square-foot rule of thumb. We provide an itemized budget with clearly stated allowances for the items you haven't selected yet, so you can see exactly where money is committed versus still flexible.
What happens if I want to change something mid-build?
Changes are normal. We document each one as a written change order with its cost and schedule impact before any work happens, so nothing lands on your invoice as a surprise.
