Flip It Homes recently completed a modern ADU garage conversion in Van Nuys, CA, transforming a standard garage into a stylish and functional single bedroom Accessory Dwelling Unit (ADU). This project showcases our expertise in creating contemporary living spaces that enhance property value and provide versatile living options. The design includes a spacious living area, a sleek kitchen, a 3/4 bathroom, and a private bedroom, making it an ideal space for rental income or guest accommodations.
The client’s vision was to convert their garage into a contemporary ADU with all the amenities needed for comfortable living. We delivered a well-planned single bedroom layout that integrates a living area, kitchen, dining space, and a private bedroom, ensuring the space feels both luxurious and practical. The modern design elements, such as dark cabinetry and clean lines, create a sophisticated atmosphere that’s perfect for modern living.
The kitchen is a standout feature of the ADU, designed with contemporary aesthetics and functionality in mind. Dark navy cabinetry with silver handles provides ample storage, paired with a white countertop that creates a bright contrast. Stainless steel appliances, including a refrigerator, oven, and microwave, add a sleek touch, while a modern chrome faucet enhances the kitchen’s contemporary feel. A white subway tile backsplash adds a timeless look, and a small window with a curtain brings in natural light, making the kitchen both practical and inviting.
The living area is thoughtfully designed, featuring light wood-look flooring that adds warmth and durability. A cozy sectional sofa with patterned pillows creates a comfortable seating area, perfect for relaxation or entertaining. A wall-mounted air conditioning unit ensures year-round comfort, while recessed lighting provides a soft, inviting ambiance. The living area seamlessly connects to the kitchen, with a small dining counter featuring two black bar stools, creating a functional space for meals or casual gatherings.
The single bedroom is a private retreat, accessible through a door off the living area. It features a dark wooden bed frame with light bedding, complemented by a striped accent pillow. A small wicker chair with a cushion adds a cozy seating option, while a window with a roller shade allows for light control and privacy. The room’s neutral walls and wood flooring create a serene atmosphere, making it a perfect space for rest or relaxation. A small side table with decor items adds a personal touch to the space.
The 3/4 bathroom is a modern addition, designed with both style and practicality in mind. White subway tiles line the walls, creating a clean and timeless look, while patterned floor tiles add a decorative touch. A glass-enclosed shower with chrome fixtures offers a spa-like experience, and a double vanity with dark wood cabinetry provides ample storage and functionality. Large mirrors above the vanity and modern wall sconces enhance the bathroom’s airy feel, making it a luxurious retreat within the ADU.
The overall design of the ADU is enhanced by thoughtful details, such as the frosted glass door entrance, which adds privacy while allowing light to filter through. The space is well-lit with recessed ceiling lights, and the open layout ensures a seamless flow between the living, kitchen, and dining areas.
