About the Project
Flip It Homes recently completed a stunning ADU garage conversion in West Hills, CA, transforming an underutilized garage into a contemporary studio Accessory Dwelling Unit (ADU) complete with a 3/4 bathroom. With over 20 years of experience and 200+ projects completed, Flip It Homes is a trusted leader in Los Angeles for innovative ADU solutions. This project exemplifies our ability to maximize space and deliver stylish, functional living areas that enhance property value.

The client’s vision was to create a modern, self-contained studio space that could serve as a rental unit or guest suite. We designed a studio ADU with a contemporary aesthetic, incorporating clean lines, neutral tones, and high-quality materials. The open-concept layout seamlessly integrates a living area, kitchenette, and sleeping space, while the 3/4 bathroom adds convenience and luxury. The result is a versatile studio that feels both spacious and inviting, perfect for modern living.

The main living area features a cohesive design with light wood-look flooring that adds warmth and durability. A sleek gray sofa and a compact wooden table create a cozy seating area, ideal for relaxation. The sleeping space, integrated into the open layout, includes a minimalist bed with a neutral headboard, maintaining the contemporary style. A large mirrored closet door enhances the sense of space, reflecting light from the recessed ceiling fixtures and small windows, which provide natural illumination despite the garage’s original structure.

The kitchenette is a standout feature, designed for efficiency without sacrificing style. Gray cabinetry with modern silver handles offers ample storage, while a white countertop provides a clean workspace. Stainless steel appliances, including a microwave, oven, and dishwasher, ensure functionality for daily use. The kitchenette’s open layout allows for easy interaction with the living area, making the studio feel connected and airy.

The 3/4 bathroom, accessible through a sliding door, is a testament to modern design. White subway tiles line the walls, creating a bright and timeless look, while pebble-like floor tiles add texture and grip in the shower area. A glass-enclosed shower with chrome fixtures provides a sleek, spa-like experience, and open shelving above the vanity offers practical storage. The bathroom’s minimalist design, paired with soft lighting, creates a serene atmosphere that complements the ADU’s overall aesthetic.

Throughout the studio, thoughtful details enhance both form and function. Recessed lighting ensures a well-lit space, while a small air conditioning unit maintains comfort year-round. Wall decor, including a framed collage with a blue border, adds a personal touch without overwhelming the minimalist design. The conversion not only adds valuable living space to the property but also increases its market appeal, making it an ideal investment for the homeowner.
